I personally inspect properties using a 20-point checklist. I investigate risks, maintenance and future works so you can make the decision with fewer unknowns.
A plan for price and terms, with someone representing your interests through the purchase and helping coordinate the steps towards settlement.
Easements, caveats and development constraints that may affect how you use the property.
Flight paths, road noise, walkability and nearby housing uses, including public housing.
Bushfire and flood zones, and what they could mean for the property.
Nearby development applications and approvals, development risk and potential view obstruction.
An in-person inspection for visible maintenance issues and potential future works, with further investigation where needed.
Looking beyond move-in day to the things that could affect how you enjoy the home in the years ahead.
These are examples from the checklist. Specialist building, pest, legal and planning advice may also be needed. No inspection can identify every hidden defect or predict every future change.
I also provide flip and development feasibility and insight, considering purchase price, likely works, holding and selling costs, comparable end values and a margin for risk. We’ll identify the assumptions that need quotes, planning advice or further investigation before you commit.

It depends on your brief, budget, available properties and how flexible you can be. We’ll discuss a realistic search approach. I won’t recommend buying the wrong property simply to meet a deadline.
Start with your preferred suburbs, approximate budget and timeframe. If you can, add bedrooms, block size, school preferences and one or two listings that are close to what you want. A rough starting point is enough.
